Flat fee vs RevPAR YoY guarantee

Scope: tenured units only. These figures cover only unit-months that also had revenue in the same month last year (13,919 unit-months, $48.35M rental revenue, $522,606 in current fees). They are not Pacer's total revenue or total fees. 11,016 unit-months were excluded, mostly units added or offboarded during the year, so company-wide fees are materially higher.

Advanced and data checks

Rule modeled: Pacer charges the guarantee-tier fee on a unit-month only if that unit's RevPAR (unit-month rental revenue) beats the same calendar month last year. Otherwise the fee for that unit-month is waived. Compared against a flat fee on all revenue, or against actual contract fees. Data: monthly book-level aggregates, Oct 2025 to Sep 2026 check-in months, tenured units only, provisional. No client or unit detail.

%
Stresses the provisional caveat. Applied per month: each added point of beat count flips unit-months from that month's non-beating pool at its average non-beating size. This is an assumption, not source data.

Overall 1.04%. Per-unit contracts 1.06% ($40.34 per unit per month, average). Rev-share 1.13%. Hybrid 0.87%. Ties to Bill.com within 1.2%.

Correction note: the source data's earlier seasonal break-evens (Oct to Jan 2.65% to 3.65%, Jun to Jul 0.95% to 1.14%) were vs current contracts (tenured units), not vs 1.00% flat. Winter is where the guarantee loses vs current contracts (tenured units) because per-unit fees hold up in low-revenue months. Vs 1.00% flat, every month's break-even is 1.31% to 1.89%.
